IBI Office Upfit

Project Overview

IBI Group is a global architecture, engineering, planning, and technology firm that recently relocated its Raleigh operations and staff to the 16th floor of One City Plaza, located in downtown Raleigh’s Central Business District. The office was upgraded to meet IBI corporate design specifications and One City Plaza’s Highwoods Property Management tenant improvement standards.

The 6,585 SF space was envisioned with a sleek, modern upfit. The flexible, “intelligent” concept was designed to serve various types of employees and includes modernized staff meeting areas, conference rooms, and flexible, collaborative workstations to create an open workspace. Other break rooms and gathering spaces were also included.

Intelligent building systems features were also incorporated into the space. The Intelligent LED lighting is controlled by both occupancy and ambient light sensors. The intelligent window shades have blinds programmed by exposure, computer location, time of year, time of day, and weather. Lastly, IBI InForm Energy Analytics were connected to the building’s Automated Logic Control System to provide insight into how much it costs to heat and cool each zone and identify opportunities to save energy.

IBI Raleigh staff provided programming, spatial planning, concept design, construction documents, specifications, and intelligent building systems services. The open space concept they created allowed for 32 workstations, a reception area, an executive conference room, four meeting rooms for collaborative work, a print/copy room, kitchen and breakroom, an Interior Design library, and an IT room. 

The upfit also consisted of demolition, new drywall partitions and bulkhead, new drywall ceiling and ACT ceilings, new flooring, new paint, new doors and storefront, new millwork, and new audio/visual, electrical, plumbing, mechanical, and fire suppression to ensure the space met the standards set by IBI and Highwoods Property Management.
